Our Services

  • We are authorized by the Real Estate Council of Alberta (RECA) to trade in real estate specific to property management, including activities involved in the lease or rental of real estate, holding or collecting money (deposits, rent) on behalf of the owner, advertising, and negotiation.
  • We ensure the terms of the lease are enforced, including collection of rent,
    application of tenant chargebacks, send out notices, and manage move ins/outs.
  • We provide clear financial reporting, year end financials, year end operating
    income and expense reconciliation, and annual operating budgets. 
  • We provide clients with 24/7 access to property management with regularly
    scheduled and urgent communication based on the clients needs.
  • We establish positive relationships with each tenant and vendor becoming the ‘go to’ for any questions or issues.


Optimizing your profits and property values:

  • Our site inspections ensure not only exceptional property appearance and
    condition, including recommendations for improvements.
  • We ensure a thorough understanding of existing leases, incoming leases and
    renewals and providing recommendations to the client in order to maximize
    financial success.
  • We actively pursue new tenants, promotion of client property, and involvement
    with third party brokerages.
    Efficiently managing and minimizing operating expenses:
  • We complete monthly financial reconciliations, detailed annual budgeting, invoice review and approval, and expense trend analysis.
  • We manage vendor contracts through competitive bid process and actively searching for operational efficiencies.
  • We use innovative and creative methods to realize savings in areas such as utility consumption, waste diversion and municipal tax invoices.


Existing Management Transfer:

  • The onboarding process, or transition of control, particularly when transferring information from one management company to another, is a critical initial step in the property management process. We ensure that this process occurs as efficiently as possible by respecting the former managers time and process, while working with urgency on behalf of the client.

Commercial Building Operations:

  • We offer an experienced in-house operations team that can provide efficient and effective services to each property.
  • This is ideal for existing commercial property managers who need short term, temporary or contract operating staff coverage due to unplanned staff turnover or absence.
  • Our operations services include detailed site inspections and reporting, 24/7 on call maintenance and emergency service for tenants, site and contractor
    scheduling and supervision, and meter reading.


Commercial and Residential Construction:

  • Our in-house construction team – House to Highrise Property Services – can
    provide additional construction services ranging from small repairs or upgrades to large tenant/building improvements and customized buildouts.

Our Team

Mike Kannenberg

Mike Kannenberg started his career as a building operator in commercial real estate. When Mike realized his expertise were in high demand, he started House to Highrise Property Services.

People were looking for technical knowledge combined with the highest quality service, all with one call. Mike knew his family-oriented, customer-driven maintenance and construction company would mean fewer outside contracts and thus more savings and better co-ordination for his customers.

Add in responsive, 24/7 on-call service and a large team of building operators and construction staff, and House to Highrise now had the ability to repair, maintain and renovate buildings while improving tenant satisfaction.

Mike’s skills in commercial real estate include operations management, customer service, facility management (FM), budgeting and negotiation. He has a 5th Class Power Engineering certification from NAIT.

Julian Mannella

Julian has 12 years of experience in commercial property management and has managed assets including office, retail, industrial parks and multi-family properties. He has represented small local investors, national third-party property management companies, and international real estate investment funds.

He is experienced in building upgrades and renovations, including the successful completion of large capital projects (office HVAC retrofits, roof replacement, structural delamination repairs), turn-key projects for new tenants, and sustainable upgrades to building systems that save energy and provide an cost-effective return on investment.

Julian’s education and credentials include a Bachelor of Science degree, Real Property Administrator Certificate from BOMI International, and he is a fully licensed Broker under the Real Estate Council of Alberta (RECA).

He volunteers on the Board of Directors and Emerging Leaders committee at the
Building Operations and Managers Association (BOMA) of Edmonton, and is an active volunteer within his local community league.
